With attractive landscaping and vegetated buffers, The Residences at South Shore is a higher and better use than any feasible commercial development. This represents an approximately $140 million investment in Braintree, providing alternative housing options to traditional and costly single-family residences.

The project will inject new life into the shopping center and surrounding area and provide an accessible option for Braintree residents hoping to downsize their living space while remaining close to friends and loved ones, as well as established young professionals and couples seeking an active local lifestyle but still valuing quick access to employment and entertainment. 

    Despite being situated in a highway business district (HBD) that mandates 25% open space, The Residences at South Shore will offer a remarkable 56% greater open space. This surpasses even the requirements for single-family homes, highlighting the project’s commitment to providing residents with ample outdoor amenities and a high-quality living environment.

    Enhanced green space for the entire Braintree community is a central component of the project with over 39% of the site allocated to open space, providing valuable recreational opportunities. This transformation will repurpose underutilized asphalt parking lots into vibrant green areas, complete with walking trails connecting residents to the natural beauty of the old Quincy Reservoir. The commitment to preserving and enhancing green space far exceeds the 25% regulatory requirements and underscores the project’s dedication to environmental stewardship.

Multifamily Living, Branded as “The Residences at South Shore”:

Housing is a major component in creating a thriving economic environment. Providing more housing options attracts the next generation of workers and keeps the existing population of retirees in the area. Multifamily housing helps shift the demographic trends and introduces housing types that meet the needs of younger people and aging baby boomers who want to stay in Braintree. Without a healthy mix of housing to attract and retain a high-quality workforce, it is difficult to create the link between strong communities and a strong economy.

The Residences at South Shore is a uniquely located destination for community-minded living.

  • This property is at the intersection of multiple transportation routes (highway and rail) and offers a vibrant lifestyle provided by the restaurants, shops, and entertainment at the South Shore Plaza.

  • The multifamily building will be a self-contained property designed with the latest amenities including:

    • Entertainment courtyards

The 325 rental homes will include a mixture of studios, one-bedroom apartments, and two-bedroom apartments, each with sophisticated features such as wood-inspired flooring plus modern, energy-efficient stainless steel appliances. 33 of the 325 units will be deemed affordable for people earning up to 80% of the Area Median Income while the remainder of the units will be rented at market rate.

We Hear You Braintree

Over the past several months, we have received much feedback from the Braintree community about our planned project for The Residences at South Shore. With that in mind, we have made several significant amendments to the project. This new, reimagined vision for the Residences at South Shore refelects the extensive feedback ZOM Living has received from the community.

Key adjustments to the project include:

  • Dramatically smaller in scale

  • Extensive open space with walking path

  • Additional neighborhood buffering

  • Added commercial space

  • Improved connectivity to the South Shore Plaza

We are grateful for the feedback the community shared with us at our two most recent public meetings on June 11th and June 28th, 2024.

PLEASE NOTE: In response to the community’s feedback, the PUD has been significantly adjusted and notice has been made to the Planning Board. Specifically, height and density has changed, a commercial zone was added, additional open space was included, and considerable streetscaping has been created as part of the feedback.
